should i drop my apartment deposit money on one crazy rare record or stay safe

ok so me (27f) day job at the record shop, i sub in as DJ thursdays at a bar too. found out through a collector guy that an estate sale has an original private press soul 45 from '71, maybe 40 copies ever pressed, dude wants $1800 cash tonight only no holds. that $1800 is literally my new apartment deposit, lease starts in 3 weeks and i already gave notice at my old place. thing is these things go for 4-6k when they surface on discogs, ive seen it happen twice. but ive also seen collectors get burned buying reissues thinking they're pressing originals, and i can't 100% verify the matrix numbers without seeing it in person which means driving 2 hrs tonight with cash in my glovebox and no backup plan if it's fake or if i just cant flip it fast enough. my boyfriend thinks im insane, says worst case i sell my whole 700 record collection to cover rent which... yeah technically true but that gutting to even think about. my gut says do it my bank account says don't. haven't slept thinking about matrix codes lol
