Should I take the brick and mortar spot or keep the truck another year?

me (38F), single mom, run a food truck five days a week. a spot opened on the main strip, 900 square feet, three year lease. the rent is more than i clear some months and i'd have to hire two people minimum. the truck is paid off. i own it outright. bad week, i just don't go out. i've had bad weeks. i also can't grow past this, i'm turning down catering because i can't prep enough out of the truck and my kid does homework in the passenger seat most afternoons. my accountant says the numbers work if i hit 60% of projection. my mother says take it. my ex says it's a mistake and he's said that about everything i've done that worked. signing means i can't just have a bad week anymore.

i signed a lease in a small town in 2019 and i'm still here, so take this how you want. the thing nobody tells you is the lease doesn't care about your kid's school schedule.

60% of projection is the number people say when they haven't stress tested it. ask what happens at 40.
