should i sell my kennel property and go all in on a bigger place with a guy i just met?

i run my training kennel on 12 acres i've had for 8 years, built it up from nothing, five dogs living with me, decent client list. a guy named Russ (46M) i met at a hunting outfitters two months ago wants to partner up on 40 acres an hour away, room for triple the dogs, real board and train facility instead of me doing everything solo out of converted barns. he's put real money down already and wants my answer by end of month. problem is i'd have to sell my place to cover my half, walk away from land i cleared and fenced myself, and trust a guy i barely know with my name on a loan together. my current spot is paid off. this new one means a mortgage again at 34. Russ seems solid, ex military, knows dogs, but two months is nothing. my brother says im an idiot to even consider it. my buddy Doug says i'll regret not swinging big while i still can. i go back and forth every single day and i genuinely dont know which way i land
